Every property sale is different and it is important to tailor your marketing to suit your needs as a seller. For some sellers, they need time to figure out their next move and finding a buyer who is willing to give them the time they need is what is most important.

Viewings

Viewings are one of the most integral parts of your property sale. It is more important now than ever before that you find an agent that can offer the flexibility that your buyers require. Unlike a traditional High Street Estate Agent, I work remotely which allows me to be flexible and offer availability for viewings ‘after hours’ and over the weekend when other agents may be closed. This will ensure that we maximise every single opportunity for you which is ultimately what leads to achieving the very best price.

There are a number of ways we can arrange your viewings when we sell your home and strategy is something that we will discuss and implement together.

One of the main benefits of instructing me to sell your home is that I will be the one to accompany your viewings. With many other Estate Agents, viewings are often conducted by agents with little to no experience in the industry which can sometimes lead to missed opportunities and affect the price you achieve. My years of experience in the industry has shown me how to conduct viewings and negotiate offers to ensure I achieve the very best result for my clients every time.

Sales/Legal Progression

It can be very exciting when you accept an offer for your property, however, there is still some considerable work to be done! It is a common misconception that an Estate Agent’s role ends when an offer is accepted, in fact, the main part of our role has just begun.

The period of time between accepting an offer and handing over keys is typically referred to as ‘Sales Progression’ and it is an incredibly important part of the home moving process. Our aim is to make your move as stress-free as possible which is why we offer our clients a dedicated Sales Progressor.

Our Sales Progressor’s, Jo and Chris will be in the background liaising with Buyers, Sellers, Solicitors and Mortgage Brokers to ensure your sale runs smoothly. Whilst the legal process is ultimately in the hands of your Solicitor, Jo and Chris are on hand to resolve any potential problems and to ensure all parties are communicating.

Professional Marketing

The marketing of your property is one of the most essential parts of the selling process. In today’s market, Professional Marketing is simply essential! Poor quality marketing material will have a direct impact on the interest you receive on your property and therefore the price you achieve.

Professional Photography, 360 Degree Virtual Viewings and Premium Listings on the UK’s Largest Advertising Platforms is all part of our offering. The way your home appears online is essentially my shop window! It is just as important to me, as it is to you, that your marketing is the very best in town and your property stands out from the crowd.

Not everyone shares the same opinion as us unfortunately and sometimes choose to opt for the traditional way of marketing their home, which can put the property at risk of receiving a lower sale price than the Homeowners had originally expected.

Here is an example of a recent listing of ours. The photography from the previous Agent did not do the property justice at all. We had Professional Photography taken which were then enhanced to show the property off in the very best light. Once we started marketing, the seller saw a significant increase in viewing numbers…

Mortgage Advice

If you are planning to buy your home with a Mortgage, it is important to get Independent, Reliable Advice before you start viewing. Mortgages are a minefield, there are so many different options. It is a big commitment, for a significant part of your life, which is why it is essential that you take time exploring the best option for you.

I work alongside a team of Highly Experienced Mortgage Advisors who have access to the whole of the market and will provide you with free, no obligation advice.

Conveyancing

The legal part of the sales process can be stressful. Ensuring you have a Legal Representative/Conveyancer that will communicate in a timely manner is essential! Whilst we assist with the Sales Progression of your property, we can only work as quickly as your Conveyancer allows.

I work alongside an excellent Conveyancing Firm who have a proven track record with my Clients, I trust them to deliver the very best service. Myself and my Sales Progressors, Jo and Chris have an excellent working relationship with them and communicate regularly to ensure our sales move forward as swiftly as possible.
